The deposit on the lease

Deposit statuses
StatusMeaning
NoneThe lease has no deposit.
DueA deposit is agreed but has not been paid yet.
HeldYou have received the deposit and are holding it.
ReturnedThe deposit has been paid back to the tenant.

Enter the amount and the status in the deposit step of the lease wizard, or later from the lease page with Edit.

Ask for the deposit and record it

  1. On the lease page, choose Add charge, choose the category Deposit and enter the amount and due date. See Add a one-off charge.
  2. When the money arrives, choose Record payment. See Record a rent payment.
  3. Edit the lease and set the deposit status to Held.

With the deposit as a charge, an unpaid deposit shows in the tenant's balance and in arrears, like any other amount owed.

Return a deposit

When the tenancy ends, pay the deposit back from your bank account, minus any agreed deductions, then set the deposit status to Returned. Note the date, the amount and any deductions in the lease notes.

Note: Ended leases cannot be edited. Set the deposit status to Returned and add the note while the lease is still active or in notice, before you choose End.

Important: EasyHaus never holds deposits. Where the law asks for a separate deposit account, such as a Kautionskonto in Germany, keep it at your bank. EasyHaus records what you did.
