Expenses and owner statements
What each property earns, what it costs and what the owner gets.
Expenses are recorded on the property they belong to, optionally linked to a unit, a vendor and a work order. Together with the rent collected, they give you a profit and loss per property and an owner statement for every landlord you manage for.
What you can do
Expenses
Date, category, amount, currency and description on every expense.
- Categories: repairs, utilities, insurance, property tax, management, cleaning, landscaping, mortgage interest, capital expenditure, legal, marketing and other.
- Mark an expense recoverable when it can be passed on to tenants in the operating-cost statement.
- Filter by property, vendor, category and date range.
- Expenses this month per currency on the dashboard.
Property profit and loss
Each property has an operations tab with income collected and expenses by category for the year to date and the last twelve months.
- Net operating income: rent collected minus expenses other than capital expenditure.
- Occupancy, rent roll, arrears and open maintenance for the same property.
Owner statements
Choose an owner and a period. The statement lists every property that owner has with you: rent charged, rent collected, expenses by category and the net result, per currency.
- When fractional ownership is on, the owner's distributions are listed too.
- File the statement in the owner's documents so it appears in their portal.
