A complete property record

The editor follows the way you assess a deal, from identity and location to the fractions you offer.

• Fourteen property types, from apartments and villas to offices, warehouses, hotels and land.
• Location with a map pin and geocoding, and a choice to show investors only the city and district.
• Legal structure: SPV shares, direct co-ownership, trust, loan note or token, with vehicle and registry details.
• Financials with computed total project cost, NOI and yields, plus debt, rent and exit assumptions.
• Your own custom fields when the standard ones are not enough.

Valuations and media

A property's current value is its latest valuation record, so the history stays intact.

• Valuation history with date, source, appraiser and supporting document.
• Photos are re-encoded on upload into web sizes, with captions and a cover image.
• Floor plans, video and virtual tour links alongside the documents for the property.

Cap table and ledger

Fractions are issued only when an order settles. Corrections are adjustment entries with a reason, never edits.

• Holders, fractions, ownership percentage, cost basis and current value per property.
• Every movement in a ledger tab, with CSV export and an ownership certificate PDF per holder.
• Total fractions cannot drop below what is issued or reserved in open orders.
• Moving from spreadsheets: import opening balances from CSV with a dry run and an error report.

Lifecycle

Status moves from draft to active, offering, fully subscribed, held and exited. Listing events update it for you, and a property with holdings cannot be archived.
