Leases and tenants
Leases and tenants without the filing cabinet.
Every tenancy is a lease record with its tenant, unit, rent, service charge, deposit and dates. EasyHaus follows each lease from draft to active, notice and ended, and warns you before a lease runs out.
What you can do
Tenants
People and companies who rent from you, with their contact details, address and notes.
- Each tenant shows active leases, the balance owed and the maintenance requests linked to them.
- Former tenants stay searchable after their last lease ends.
- Tenants are records, not portal users, and they are never billed.
A lease wizard that asks the right questions
Property, unit, tenant (or a new tenant on the spot), terms and deposit, in that order.
- Monthly rent and a separate monthly service charge, the prepayment for operating costs.
- Currency, which defaults to the property's currency, and a due day from the 1st to the 28th.
- Start date and an end date, or open-ended.
- Deposit amount and status: none, due, held or returned.
- A payment reference so you can match the transfers that arrive in your bank account.
Status that follows the tenancy
Draft, active, notice, ended or cancelled, each change recorded in the audit trail.
- Activate a lease when it is signed, record notice with the agreed end date, and end it on move-out.
- Two active leases can never overlap on the same unit: EasyHaus refuses the second one.
- Leases expiring within 90 days appear on the dashboard and can be filtered in the lease list.
- A lease with ledger entries cannot be deleted, only ended, so the rent history stays intact.
Everything about one lease on one page
Terms, status actions, the rent ledger with payments and charges, and the documents filed for it. Lease activation and lease end are also sent as webhook events if you connect other systems.
Frequently asked questions
Can EasyHaus stop me from letting the same unit twice?
Yes. A unit cannot have two active or in-notice leases with overlapping dates. EasyHaus rejects the second lease and points to the unit field.
Does EasyHaus track deposits?
Yes. Each lease records the deposit amount and whether it is due, held or returned, and deposit charges and payments can be entered in the lease ledger.
Do tenants count as paid seats?
No. Tenants are unlimited and never billed. Only team members and owners or investors with portal access are seats.
