Fractional ownership module

Fractional real estate software for raises, cap tables and distributions.

EasyHaus is a fractional ownership platform for sponsors, syndicators, boutique investment firms, family-office advisers and developers who sell shares of property to investors. Launch offerings, take subscriptions, keep the cap table reconciled and pay distributions to the cent, without a single spreadsheet.

Fractional ownership is a module of EasyHaus. Turn it on and the rental operations of the same buildings, from leases and rent to expenses, keep running underneath, so what a property earns and what its investors receive come from one set of records.

What is fractional real estate software?

Fractional real estate software runs the operations behind selling shares of a property to several investors: the property record, investor onboarding and KYC, offerings and subscriptions, allocation, the cap table, distributions and investor reporting. Real estate syndication software and co-ownership software describe the same work.

EasyHaus does all of it in one system, adds an investor portal under your own brand, and never touches investor money: investors pay you directly, and EasyHaus records the payment.

Everything a fractional raise needs

Each part works on the same records: a settled order writes the cap table, the cap table drives distributions, and distributions land in your investors' portal.

  • Markets and offerings

Publish offerings to all active clients, to groups or to named clients. Set fractions offered, price per fraction, minimum and maximum per investor, soft and hard caps, and the documents investors must acknowledge first. Require approved KYC or a minimum investor classification.

  • Subscriptions and orders

Orders move from submitted to approved, awaiting payment, funded and settled. Approval emails payment instructions with a unique reference and a confirmation PDF; unpaid orders expire and release their fractions.

  • Allocation

First come, pro rata at close with largest-remainder rounding, or manual. Fractions are reserved under a row lock, so an offering is never oversold.

  • Cap table and ledger

Fractions are issued only when an order settles. Corrections are adjustment entries with a reason, never edits. Holders, fractions, ownership percentage, cost basis and current value per property, with CSV export and an ownership certificate PDF per holder.

  • Distributions to the cent

Enter the gross amount and deductions such as management fees, withholding tax or a reserve. EasyHaus splits the net by fractions held at the record date with largest-remainder rounding, sends notice PDFs and exports the bank batch as CSV or SEPA pain.001 XML.

  • Secondary transfers

Let investors sell fractions to each other with your approval, or record a transfer yourself for an inheritance or an off-market deal. The ledger moves the fractions, so the cap table stays right after the raise.

  • Investor portal

Investors browse the offerings visible to them, subscribe in a guided flow, see payment instructions, follow holdings, value and distributions, and download statements and notices, at <your-name>.easy.haus or your own domain.

  • Statements and reports

Quarterly or annual statements per investor as PDFs published to the portal, and reports for raises, distributions, NAV per fraction, yields and IRR.

Investor onboarding and KYC

  • Investor records for individuals and entities, with representatives and beneficial owners.
  • A KYC checklist per investor: identity, proof of address, source of funds, registry extract and UBO declaration.
  • Investors upload documents from the portal; your team approves or rejects, with the approver and expiry recorded.
  • Classification, risk profile, PEP flag and sanctions screening result recorded with dates.
  • Tax IDs, identity numbers and bank accounts encrypted with AES-256-GCM.

Go live in three steps

  1. Create your organization

Sign up, add your team and pick your portal address. Your logo and colours apply to the portal, emails and PDFs.

  2. Import properties and investors

Bring in properties, clients and opening cap table balances with cost basis from CSV. Every import runs as a dry run first.

  3. Open your first offering

Choose who sees it, set the terms and invite investors. Orders, payments and fractions are tracked for you.

What EasyHaus is not

  • Not a broker, exchange, fund, custodian or investment adviser. You decide the legal structure of each offering and remain responsible for compliance in your jurisdiction.
  • Not a payment processor or escrow agent: investor money is paid to you directly and recorded in EasyHaus.
  • Not a public marketplace: there is no shared listing across managers, and your investors see only your offerings.
  • Expected returns are your projections; the portal states that they are not guaranteed.

No share of the capital you raise

The module is included in every subscription. You pay per team member and per active investor, with no setup fee, no percentage of capital raised and no fee on assets under management. Leads, prospects and inactive clients are free. See pricing.

Frequently asked questions

Something else on your mind? Write to us

What is a fractional ownership platform?

Software that lets a manager sell and administer shares of a property: offerings, investor onboarding, subscriptions, the cap table, distributions and reporting. EasyHaus provides it as a module for managers, with a portal under the manager's brand.

Who is the fractional ownership module for?

Real estate sponsors, syndicators, boutique investment firms, family-office advisers and developers selling co-ownership, typically with five to five hundred investors.

How does EasyHaus keep the cap table correct?

The cap table is written by a ledger. Fractions are issued only when an order settles, corrections are adjustment entries with a reason, and fractions are reserved under a lock so an offering is never oversold.

How are distributions calculated?

You enter the gross amount and deductions such as fees, withholding tax or a reserve. EasyHaus splits the net by fractions held at the record date with largest-remainder rounding, so the lines add up to the cent, and exports the bank batch as CSV or SEPA pain.001 XML.

Does EasyHaus hold or move investor money?

No. Investors pay you directly by bank transfer, escrow or any method you agree. EasyHaus records each payment with amount, date, reference and proof so the order and the cap table are correct.

Is EasyHaus a broker or investment adviser?

No. EasyHaus is software for managers. You remain responsible for the legal structure of your offerings and for compliance in your jurisdiction, and EasyHaus does not provide investment advice.

Can I use fractional ownership and rental management together?

Yes. Rentals are always on. With the module on, the same property has units, leases and rent as well as an offering and a cap table, and owner statements can list distributions.

Can I turn the module off?

Yes. Owners and admins switch it in Settings, Modules. When it is off, markets, orders, transfers and distributions are hidden from the app.

How do I move an existing cap table from spreadsheets?

Import properties and clients from CSV, then import holdings as opening balances with their cost basis. Each import runs as a dry run first and shows an error report before anything is saved.
