One active lease per unit: the overlap rule

Two active leases cannot cover the same unit on the same day. What the rule checks, why activation can be refused, and how to fix it.

The rule

A unit can have only one lease that is active or in notice on any given day. EasyHaus compares the dates of the lease you activate, or whose dates you change, with the other active and notice leases on the same unit. If they overlap, the change is refused and the unit field is marked.

  • Draft leases do not count, so you can prepare the next tenant's lease while the current one is still running.
  • Ended and cancelled leases do not count.
  • An open-ended lease, without an end date, overlaps every later lease on the unit until it is given notice or ended.
  • A whole-property lease overlaps every unit of the property for its dates, and a lease of any unit overlaps a whole-property lease.

Fix an overlap

  1. Open the current lease of the unit.
  2. Choose Give notice or End and set the last day of that tenancy.
  3. Open the new lease and make sure it starts on a later day.
  4. Activate the new lease.

Tip: Changeovers on the same day are a common cause. If the old tenant leaves on 31 March, start the new lease on 1 April.

Other checks

  • The unit must belong to the property of the lease.
  • Archived units cannot be chosen for a lease.
