The terms
| Field | Meaning |
|---|---|
| Start date | Required. The first day the tenant rents the unit. |
| End date | Leave empty for an open-ended lease. Set it for a fixed term. |
| Rent | Required. The monthly rent. |
| Service charge | The monthly prepayment for operating costs, such as Nebenkosten or service charges. Defaults to 0. |
| Currency | Defaults to the property's currency. |
| Due day | The day of the month rent is due, from 1 to 28. Defaults to 1. Days 29 to 31 are not offered, so every month has the day. |
| Payment reference | The reference the tenant should put on transfers, so you can match payments in your bank statement. |
| Notes | Anything else from the contract, such as special clauses. |
Tip: Rent and service charge are charged as two separate lines each month, so your reports show how much was rent and how much was a prepayment for costs.
After you save
- A draft lease does not generate charges and does not make the unit occupied.
- Once active, EasyHaus generates the monthly charges. See How monthly rent charges are generated.
- Attach the signed contract from the lease page as a document. See The document vault.
Note: EasyHaus does not sign leases electronically and does not index rents automatically. Upload the signed contract, and record a rent change as described in Renew a lease or change the rent.
