Rent and payments
Know who has paid, who owes and for how long.
Every lease has a rent ledger. EasyHaus adds the month's rent and service charge on the due day, you record what arrives, and the rent roll and arrears report follow from the ledger. The money goes straight from tenant to you: EasyHaus records rent, it does not collect it.
What you can do
Charges that raise themselves
A daily job creates the current month's rent and service charge for every active lease and every lease in notice.
- Charges are due on each lease's due day.
- The first and last months are prorated by days, rounded to the cent.
- Generation is idempotent: running it again for the same month never charges twice.
- Generate any month on demand from the rent page.
- Add one-off charges for late fees, utilities, repairs or a deposit.
Payments you record
Record each payment with amount, date received, method and reference: bank transfer, cash, card, direct debit, cheque or other.
- Credits for rent reductions and goodwill gestures.
- Entries are never edited. A mistake is voided with a reason and entered again, so the history is complete.
- Each payment can notify your other systems through the payment.recorded webhook.
The rent roll for any month
One row per lease active in the period: property, unit, tenant, monthly rent, service charge, charged, paid and balance, with totals per currency.
Arrears with aging
Every lease with a balance owed, the oldest unpaid charge and how many days it is overdue.
- Payments and credits are allocated to the oldest charges first.
- Aging buckets: 0 to 30, 31 to 60, 61 to 90 and more than 90 days.
- Arrears totals per currency on the dashboard, next to the monthly rent roll and the amount collected this month.
Frequently asked questions
Does EasyHaus collect rent from tenants?
No. Tenants pay you directly, by bank transfer, direct debit or any method you agree. EasyHaus records each payment with its amount, date, method and reference and keeps the balance of every lease.
What is a rent roll?
A rent roll is the list of all leases in a period with their rent, service charge, what was charged, what was paid and the balance. EasyHaus builds it from the lease ledgers for any month you choose.
How does EasyHaus calculate arrears?
The balance of a lease is all charges minus payments and credits. Payments are applied to the oldest charges first, so EasyHaus knows the oldest unpaid charge, the days overdue and the aging bucket.
Are part months prorated?
Yes. When a lease starts or ends mid-month, rent and service charge for that month are prorated by the days covered and rounded half up to the cent.
