What is generated
For every lease that is active or in notice during a month, EasyHaus creates two charges: one for the rent and one for the service charge, when the lease has one. Each is due on the lease's due day in that month, or on the start date when the lease starts later in the month.
Generation runs on its own every day for the current month, so new charges appear at the start of each month without anyone doing anything. Draft, ended and cancelled leases are skipped.
Generate a month yourself
- Open Rent in the Operations section of the navigation.
- Choose the month with the period picker.
- Choose Generate charges.
Use it to charge a lease you activated today without waiting for the next daily run, or to fill in earlier months when you start with EasyHaus mid-way through a tenancy.
Tip: Generating is safe to repeat. A lease that already has its rent or service charge for the month is skipped, so you never charge a tenant twice.
Proration in the first and last month
When a lease starts or ends during a month, that month is charged for the days the lease covers: monthly amount × days covered / days in the month, rounded to the cent, with halves rounded up.
| Case | Days covered | Charge |
|---|---|---|
| Lease starts on 17 April (30 days) | 14 of 30 | 1,200 × 14 / 30 = 560.00 |
| Lease ends on 10 March (31 days) | 10 of 31 | 1,200 × 10 / 31 = 387.10 |
| Lease covers the whole of June | 30 of 30 | 1,200.00 |
The service charge is prorated the same way.
Correct a generated charge
- Fix the cause first, for example the rent on the lease.
- Void the wrong charge with a reason. See Void a charge or payment.
- Generate the month again. EasyHaus creates the charge from the lease as it is now. This works while the lease is active or in notice. For an ended lease, add the correct amount as a rent charge instead. See Add a one-off charge.
Important: Because a voided automatic charge no longer counts, the next generation of that month, including the daily run for the current month, creates it again from the lease. Void an automatic charge only when the lease terms behind it have been corrected.
