Complete a work order and record its cost

Mark a job completed, enter the actual cost, and let EasyHaus record it as an expense of the property, linked to the work order and the vendor.

  • For managers

Who can do this: Owners, admins and managers

Complete the work order

  1. Open the work order and change the status to Completed.
  2. Enter the actual cost from the vendor's invoice.
  3. Turn on Record expense to add the cost to the property's expenses, and choose its category if it is not a repair.
  4. Add a note if you like, and confirm.

The completion date is set, the timeline records the change, and the webhook event work_order.completed is sent when you use webhooks.

The expense

  • The expense is created for the property and unit of the work order, with its vendor and the actual cost.
  • It is linked to the work order, so you can open one from the other.
  • It is dated on the day you complete the work order and described with the work order number and title.
  • Its category is repairs unless you choose another. Open the expense to mark it recoverable. See Expense categories.
  • It counts in the property's Operations tab, in NOI and in owner statements.

Note: Turn Record expense off when the cost is paid by someone else, for example the tenant or an insurer, or when you will record the invoice yourself.

Charging the tenant

When the tenant is responsible for the damage, add a charge with the category repair to their lease. See Add a one-off charge.
