The statuses

You never set a unit's status by hand. EasyHaus works it out from the unit's leases and the date.

Unit statuses
StatusMeaning
OccupiedAn active lease covers today.
NoticeThe current lease is in notice: the tenant or you have given notice and an end date is set.
VacantNo active lease or lease in notice covers today.
UnavailableThe unit is marked unavailable, for example during a renovation.

A lease that is still a draft does not make a unit occupied. Activate the lease when it is signed. See Lease statuses.

How occupancy is calculated

Occupancy is the share of your lettable units that are occupied or in notice. Unavailable units are left out, so a renovation does not count as a vacancy.

  • Occupancy = (occupied + notice) / (all units - unavailable units).
  • A property without units that has an active lease counts as one occupied unit, so a house let whole is counted correctly.
  • Archived units are not counted.

The dashboard shows occupancy for the whole portfolio, and the property's Operations tab shows it for one property. See A tour of your dashboard.

Filter units by status

On the Units page, filter by status and property, or search by label. Vacant units and units in notice are the ones to market next.
