Recoverable costs

Mark expenses that can be passed on to tenants, such as building insurance or cleaning, so they are ready when you prepare an operating-cost statement.

What the flag means

An expense marked recoverable is a cost you may pass on to tenants under their leases, for example in a German Nebenkostenabrechnung or a service charge reconciliation. Tenants pay towards these costs each month through the lease's service charge.

Working with recoverable costs

  1. Mark each recoverable expense when you record it, or later by editing it.
  2. At year end, use the expenses list filtered by property and date range to total the recoverable costs.
  3. Compare them with the service charges you received for the same period, found in the rent roll and the tenants' ledgers.
  4. Prepare the statement for each tenant outside EasyHaus, according to your lease and the law.
  5. Record the balance as a charge on each lease, or tell the tenant about a refund. See Add a one-off charge.

Important: EasyHaus does not yet produce operating-cost statements or allocate costs between tenants by area, persons or meter readings. You remain responsible for the statement and its deadlines.
