Expenses and owner statements

Set the owner of a property

When you manage a property for a landlord, set that client as the owner. Owner statements then gather the property's rent and expenses for them.

Who can do this: Owners, admins and managers

Set the owner

  1. Add the landlord as a client, if they are not one yet. See Add a client.
  2. Open the property and choose Edit.
  3. Choose the client in the Owner field.
  4. Save.

A property has one owner client, or none when you own it yourself. One client can own several properties.

What the owner field does

  • It names, inside your team, who you manage the property for.
  • It decides which properties appear on that client's owner statement.
  • It does not give the client portal access. Invite them separately if you want them to sign in. See Invite clients to the portal.

Note: An owner is a client like any other. They use a client seat only while their status is active. See Client statuses and seats.

Several co-owners

For a property with several co-owners, choose the one you report to, such as a representative of the owners. When co-owners hold shares that you record, the fractional ownership module tracks them on the cap table. See Cap table and ledger.
