Units

Lease a whole property without units

A single-family house or a flat let to one tenant needs no units. Create the lease on the property and leave the unit empty.

  • For managers

Who can do this: Owners, admins and managers

How it works

  1. Open Leases and choose New lease, or open the property and its Leases tab.
  2. Choose the property.
  3. At the unit step, choose Whole property instead of a unit.
  4. Continue with the tenant, the terms and the deposit as for any lease. See Create a lease.

Rent, payments, arrears and the rent roll work exactly as for a unit. The rent roll shows the lease without a unit label.

When to use units instead

  • Use a whole-property lease when the property has no units and one tenant rents all of it.
  • When you let parts of the property separately, add units and lease each one.
  • A whole-property lease and a unit lease on the same property cannot run on the same days. EasyHaus refuses the second one. See The overlap rule.

Note: For occupancy, a property without units that has an active lease counts as one occupied unit. See Unit status and occupancy.
