Who can do this: Owners, admins and managers

Total fractions

A property is split into a number of equal fractions, for example 10,000 fractions for a property with a total project cost of 1,000,000. You choose the number once, then change it only with care: it can never fall below the fractions already issued plus the fractions reserved in open orders.

Important: After the first fractions are issued, changing the total needs an admin. The change is recorded in the audit log.

Fraction price

By default the fraction price is the total project cost divided by the total fractions. The total project cost is the acquisition price plus acquisition costs, renovation budget and other capital costs. You can override the total project cost, and you can override the fraction price itself. Overridden values are marked Set manually.

A listing can use a different price than the property's, for example for a second raise at a higher price. Existing orders keep the price they were placed at.

Reserve, issued and available

Fraction counts on a property
CountMeaning
Sponsor reservedFractions you keep for yourself. They are never offered to investors.
IssuedFractions that belong to investors, from the ledger.
In listingsFractions currently offered by upcoming, open, paused or fully subscribed listings.
AvailableTotal minus reserved, issued and in listings. This is what you can still offer.

EasyHaus checks availability when you publish a listing and whenever you edit a published one, so the same fraction can never be offered twice.

Minimum and maximum per investor

The property carries a default minimum and maximum number of fractions per investor. They pre-fill new listings, which you can adjust. A maximum of 0 means no limit.
